Where is my Security Deposit?

Security deposit dispositions, and any security deposit refund will be sent to you within 21 days of your lease end date (CA Civil Code 1950.5)

Do not contact our office to ask if your check has been mailed. We are busy getting refunds out and this will only delay the process. 

If you do not agree with your Disposition of Security Deposit, or have questions regarding charges, you may contact is via email with a detailed inquiry and we will get back to you.

We do not discuss security deposit refunds on the phone, as phone conversations do not provide the means to present any documentation or keep records of communications. 

Can I get a copy of the Lease?

Absolutely. You should have received a fully executed lease when it was signed.

If you need an additional copy, please email IVProperties and we are happy to send it to you. 

How do I turn in my rent?

Rent should be paid via your tenant portal. If you have problems activating it, please email us.

Something came up and I need to have someone take my spot on the lease for the rest of the year.

  1. You need to have the new roommate fill out an application. They will need a Guarantor. 
  2. You, the new roommate, everyone currently on the lease, as well as all Guarantors, need to complete the Lease Transfer Addendum. Please contact our office for assistance with a Lease Transfer Addendum. 
  3. The fee for Lease Transfers is outlined in the Lease.
  4. Please make sure that all items are completed and returned to us before the new person moves in to the residence.

I would like to sublease this summer/quarter

If you would like to sublease at any time during your Lease term, please email us for further direction. 

I am having a conflict or a problem with my roommates that I would like to resolve.

The UCSB Community Housing office provides roommate mediation when you have a conflict or a problem with your roommates.

I lost my key.

Please contact us and we will arrange for a replacement key.  Screens and windows are expensive. Any damage from forced entry, like removing screens, will be billed to residents.

Are pets allowed?

 

  1. All pets that stay at your home for any amount of time must be approved. Please refer to your lease. 
  2. But what if my girl/boy friend/neighbor wants me to take care of their cat/dog/iguana/parakeet for a week? No, that means any animals, regardless of who the animal belongs to or for how long it is on the premises.
  3. If we determine that pets are or have been present on the premises that have not been approved, you may be subject to pet related charges such as inspection fees, cleaning, and fumigation charges.

Is Renters Insurance necessary?

  1. Yes, Renter's Insurance is required, per your lease. This will insure your personal property against theft or damage. 
  2. Your personal property is not covered or insured by IVProperties or the property owner in the case of plumbing leaks, water intrusion, fire, flooding, theft, etc.
  3. Renter's insurance is most often obtained through an existing insurance policy such as automobile or homeowner's insurance carried by your parent or guardian.
  4. Liability protection is also standard with most renters insurance policies. This means if someone in your unit slips and falls or gets hurt in some other manner, you're covered for any costs, including court costs, up to your policy's limit.
